Temescal Merchant Survey

Temescal is one of the Oakland’s most consistently mixed-income neighborhoods. After decades of recovering from the construction of the 24 freeway, Temescal is experiencing revitalization in the form of new housing construction, rehabilitation, and an influx of new small businesses along the main business corridor of Telegraph Avenue .

CCI worked with the Temescal Business Improvement District Board to conduct a study including a survey and a market analysis. The survey assembled and analyzed information from area merchants about their businesses and needs, while the market analysis provided a deeper understanding of retail potential in the Temescal context. We then compared the current tenant mix with comparable successful streets — keeping in mind that Temescal stretches through distinct commercial pockets along Telegraph Avenue — and conducted a retail leakage analysis.
